What type of foundation is required for a wooden house?

The wooden houses are lightweight buildings and can be placed on all types of foundation used to build individual houses, conditions that meets the ground where they will be placed permanently. Also we recommend you to make a reinforced concrete foundations over wich will be built a concrete slab, this solution offering a maximum durability to the project.

      WARNING!
      If the concrete slab is not compliant, our team reserves the right to refuse to start the house assembly until putting in compliance of the concrete slab. The costs of this problem will be notified and invoiced.

The assembly is ensured?

There are three possibilities for the assembly of the house:

  • Assembly by the customer - you make the assembly of the product based on the installation instructions provided by us (the responsability for the assembly of the house is in your charge - we don't offer the warranty for installation).
  • Assembly with assistance - you make the assembly of the product assisted by a specialist from us.
  • Assembly maded by Fragetico Group Team - you make a request in order to sending you our team to made the full assembly of the product. Before assembling the first wall on the foundationt, our leader team will check if all the conditions are satisfied for a good performance of the work.

What are the elements that influence the price of a building?

  • Number of partitions - at the same built surface (exterior) of a house, there may be 2, 3 or more partitions, the price is appropriately modifying
  • The type of the structure - the resistant structure version (frame structure on, concrete diaphragms, or bearing masonry) influence the amount of the material that must be used. In addition, the foundation depth (determined according to the type of the land and building height) may increase the final cost of the construction.
  • The finishes - the materials used in the finishing house influence the most the final cost of the construction thanks to their diversity. An estimate before the proper begining of these finishes, it can exempt the exceeding work budget.

Specialized company or direct labor?

The law (still) gives you the possibility to build with workers employed directly by you, even if the work is on behalf of an individual or a legal entity.
The disadvantages of the direct labor:

  • doesn't exist and there can be a contract between you and the workers, so, you don't have anybody to hold responsible in unpleasant cases;
  • you will not have a guarantee of the quality work;
  • you have no guarantee of the work completion;
  • will you have to deal directly by the acquisition of some/all materials, etc.


Another possibility, and the best, is to hire a construction company for the realization of the building.

Fire, the imminent danger for wooden houses?

Contrary to misconceptions, the wood is a material that has one of the best fire resistance . He transmits heat 10 times slower than concrete and 250 times slower than steel and doesn't melt like the las one . The wood does not increase the risk of fire , it consumes relatively slow, with a velocity of 0.5 ... 0.7 mm / min , which means a decrease in the cross section of 1 cm per side in a quarter of an hour during wich the fire temperature can reach 700-800 degrees C. It burns without transmitting the heat to the surrounding elements and without release any toxic smoke. The stability comes from the fact that he did not dilate and neither breaks at heat - how metal buildings do , the strength and the stiffness of the wood, inside the charred section, remains practically unchanged, from this way, the danger that a wooden building to collapse is null .
The insurance companies confirms that ,statistically, doesn't found that the fires are more common at wooden houses.
It was found that in case of fire , the problems arise from furniture, carpets or curtains that lights first but never at the walls. At the insurance policies for the civil responsibility to the fire, the calculation of the insurance premiums is the same for all individual houses newly built, regardless of material .
We mention that the system promoted by us for the wooden houses with layered walls includes the resistence structure coated with various closure materials, OSB (Oriented Strand Board) - material wich is considered fireproof.
Inside, the plaster boards have a low heat transfer coefficient and contain mostly gypsum, which is a constituent of water in a proportion of 20 % and it becomes free during the fire .
If the fire does get the wooden structure, it was found that the treated wood touched the flame is well protected by a layer of carbon that forms on the surface - good insulator, average time.
For the people who still have a fire phobia and would like very special protection measures , we can, in collaboration with specialized companies, to apply the most modern treatment solutions of a wooden structure!
Although it seems paradoxical , the wooden houses can become the safest building system in relation to the fire!

All the wooden houses have a rustic look?

The answer is very clear: the houses with wooden structure can have the interior and exterior look absolutely identical to the houses made of brick.
In a neighborhood of villas, even for a specialist, it is impossible to find out which are the homes of brick and wich are on wood structure! The interior finishes are washable or wallpaper, carpet or parquet, gritstones, faiences, the roof covers are ceramic or steel tiles, etc.
The walls being very lines and plaines, also the ceilings, aren't necessary to fixe the plaster, and the finishing works can be executed even for the customers in direct labor.
If are maded the finishing in wooden wainscot, it can be maded a strong rustic look, if you wish this clearly.

What is the lifespan of a wooden house?

The lifespan of the wooden houses differ depending on the maintenance of wood. We recommend to make a treatment of the wood on the outside, every 3-4 years, considering the fact that the exterior walls are exposed to harmful climatic factors (wind, rain, UV, etc). The frequency of this treatment is given by the producer of this kind of treatment.
The life of wooden houses is at least 100 years. One of the most striking examples is that of the village of Putna (near Suceava) where there is the oldest wooden church in Romania, Europe and even the world after last hypothesis, historical monument of an inestimable value. It dates back to the year 1346.

What kind of heating system can be used?

You can use any approved system currently on the market. We recommend the usage of central heating installations or with radiators / convectors, also with floor heating. You can also use thermal heat sources, such as stoves and fireplaces. In this case, we recommend using combustion chambers closed or semi-closed to their degree of security.

How is mounted the electrical installation?

The electrical installation must be made by an authorized company. It is your task this. You must specify that electrical installations are through walls (in almost most cases). In this case, our recommendation is to be used with greater conductivity conductors and insulation, with extra fittings so that there is no danger for a short-circuit and overheating.

What type of covering can be used for the roof?

For the final cover of the roof you can use any material found in trade (shingles or cardboard bituminous , any type board, any type of tile). For houses that will be covered with tin or tile roof will be made to support the greater weight of these materials.
